Dustless Wood Floor Sanding

In this case study, our team carry out a full restoration sand & refinish on Victorian-era uneven floorboards with a dated “orange” varnish.

Let’s take a look at what the team achieved…

The Green Man wood floor sanding kit

Professional dustless wood floor sanding will always commence with a detailed site survey. As a rule of thumb, the older the property, the more chance there is that wooden flooring will have warped and expanded. There is also a much greater chance that we will find areas of damage from historic overlaying of carpets, impacts from accidents and discolouration from water ingress.

Irregularities across floorboards will mean a job is likely to take longer and include a broader variety of wood floor repairs, such as wood filing and floorboard replacement. On this job, the main issue was that various floorboards had been replaced over the years. We discussed the likely consequences with the owner, who was happy to proceed.

Choosing the right type of finish for a sanded wood floor –

Applying sample oil finishes to pine floorboards
Choosing oil finishes for a pine wood floor

When one of our team makes a site visit to carry out a (free) survey of your wooden floor, this is often the time to discuss how your would like your floor to look after the wood has been sanded. By applying either lacquer (varnish) or wood oils, you floor will be protected and can have either a natural looking finish, or a completely different colour and a glossy sheen. There is a huge range of options and it is well worth doing your own research into this in advance, so that you begin the process armed with some ideas.

In this case, our customer had decided that a coloured hard wax oil should be applied. We recommended Fiddes Hard Wax Oil, and narrowed down the likely colours to: Whiskey, Walnut, Dark Oak & English. In the image above, you can see our technician Tom has sanded back a small section of floorboard and applied the four samples. This is carried out at the beginning of a job or before the job, so that there is sufficient time to decide on (and order!) the desired finish.

Dustless belt-sanding

Using the Pallman belt sander

We use a Pallman Cobra Classic belt sanding machine to ensure a high quality finish whilst maintaining a clean, virtually dustless working environment. This is the tool we use to remove all signs of previous finishes and to ensure floorboards are level.

Edging

The belt sander will get the majority of a wooden floor sanded back, but won’t reach into the edges of a room. This is where an edge sander is used. We use a Pallman Edge Sander paired with a high power, filtering vacuum to ensure minimal dust…

The video demonstrates the power of the edging sander, as well as its ability to reach right up to skirting boards. This particular model has in-built lights which are important in helping our team deliver a high quality finish.

Finishing touches

On most wood jobs, we use our Bona Flexisand as a final sanding machine. It works with 4 independently rotating sanding discs to create a flawless final finish.

Achieving a fine finish on pine floorboards using Bona Flexisand
Achieving a fine finish on pine floorboards using Bona Flexisand

Although some sanding companies use these machines, not all do. They have a particular benefit when it comes to parquet wood floor types, but benefit all wood floor sanding in achieving a high quality finish.

While the belt & edge sanders will achieve a level floor and take the wood back to its raw state, neither machine could be described as subtle. For oiled finishes, the professional sander needs a machine with a circular or orbital motion to ensure that any marks from the initial heavy sanding can be removed. Oils will sharply define both the grain of the wood, as well as imperfections and scratches caused by the sanding process.

Applying Hard Wax Oil to the pine floorboards

Once all the sanding was completed and the floor completely dust-free, it was time to apply the Fiddes Hard Wax Oil. Our client had selected Walnut as the preferred finish.

This was carefully applied by hand using lint-free cloths.

Sometimes, this is a process that can be done using our machinery. However, in this instance, manual application was specified owing to the gaps in the floorboards.

In the image opposite, you can see how striking the effect of a tinted oil can be. Modern wax-based oils can be either clear or stained and with a range of finishes from matt to gloss.

From the manufacturer’s website:

Fiddes Hard Wax Oil is a blend of natural oils & waxes offering exceptional durability & resistance for internal natural wood flooring, kitchen worktops (wood) and areas subjected to a high degree of wear.

One of the key benefits of oiling a wooden floor is that it can be cleaned and refinished without re-sanding. This is definitely worth considering if you want a modern, natural looking floor that will need to withstand high traffic, or pets, or children!

Great results on a commercial carpet clean in Gloucester

Our Gloucester based technician visited these commercial premises at the end of October to survey some of their office carpets. Following on from that successful survey, Pete went back last week & spent a few hours carrying out the commercial carpet clean.

The boardroom carpet was the first part of the job that Pete tackled. As you can see from the adjacent photo, that were quite a few soiled areas from shoes around the table & the carpet in general was in need of a thorough clean.

After starting the cleaning process by using a commercial vacuum to pick up as much surface soiling as possible, Pete then applied stain treatments & eco-sanitising pre spray to the carpet.

Once these had been given time to dwell, Pete used the rotary agitation machine to gently agitate the cleaning solutions into the carpet and help bring any soiling to the surface.

The final part of the cleaning process is the traditional rinse extraction of the carpets. This is where all the remaining water, cleaning solutions & debris are removed from the carpet leaving them cleaner, fresher & sanitised.

Next up was to tackle the stairs, as you can see from the photos, these had been subjected to a high amount of foot traffic & were certainly in need of a deep clean.

The cleaning process that Pete used in the boardroom was repeated on the stairs & produced some great results.

Hugely successful commercial team clean at Hartpury College

Back in April, we were contacted by Hartpury University & College based in Gloucester enquiring about commercial carpet cleaning for their accommodation blocks. It was arranged for one of our technicians to go & conduct a survey of the carpets, as a setting that has approx. 4,000 students, there was a lot of ground to cover. For such a large scale job, a survey was imperative & allowed us to put together a comprehensive quote & plan in place. A job of this size also required a whole team effort which meant that by contacting us months before they required the cleaning, it allowed us the time to arrange this with ease.

Our first day of the team clean was on the 20th July, this was the start of 14 scheduled visits across 3 months. Each visit had a varying amount of technicians based on the size of which accommodation block they were cleaning that day.

The team quickly found their groove, deciding that the most effective way of tackling the carpets was by splitting into two teams & dividing each block into two. Not only was this a little less daunting than tackling whole blocks on their own but also was more time effective.

WhatsApp Image 2023 07 26 at 10.48.45

The process involved with cleaning the carpets here was a low moisture clean (or encapsulation) which can be highly effective on medium to lightly soiled carpets. It delivers a good level of cleaning with quick drying times of less than an hour.

The first step is thoroughly vacuuming the carpets with an industrial vacuum to pick up as much dry soiling & particles as possible, then the technicians will then treat any stains that they see.

Next is the application of the encapsulation solution which is given time to dwell to help lift any stubborn soiling before a low moisture bonnet clean using the rotary machine.

This final step lifts the moisture & soiling with special bonnet pads that are attached to the bottom of the rotary machine. This type of clean leaves the carpets cleaner, fresher & more resistant to staining.

Lots of photos showing the hard work of the team, everyone pitched in & worked hard through some very hot summer days. In total, we cleaned in excess of 700 bedrooms plus corridors, foyers, stairs & common rooms. Great results were achieved & the accommodation was looking much cleaner & more welcoming for the influx of students that have been arriving over the past few weeks.

Magnificent rug deep cleaning in Gloucester

Rug deep cleaning was the main task of the day for Pete on this recent visit to Tayton, Gloucester. There had been some fire damage that had created a lot of soil deposits in numerous rugs and items of upholstery that needed the Green Man deep cleaning process. There had also been some damage caused by the water used by the fire brigade to extinguish the fire.

Deep rug cleaning in Gloucester

Rug cleaning can be a very tricky process and often the technicians have to tread very carefully. Dye can easily migrate during the cleaning process which the technicians have to address and avoid impacting on other areas. Delicate fringing needs a lot of care and attention to avoid creating damage to the fibres too.

The dye migration pre test is the first step in the process for our technicians when cleaning rugs, it also indicates how the rug is likely to react to the cleaning process.

After the pre test has been done the technician moves on to a thorough vacuum of the front and back of the rug. Heavy soiling can be trapped in both these areas and this helps to remove as much as possible before getting deeper into the cleaning.

Any spots and stains are then treated before a wool safe eco sanitising pre spray is applied.

Agitation is the next step to disturb any stubborn soiling trapped down within the pile. This can be done by hand with a brush or by machine, depending on the need and the material.

Rug Cleaning in Gloucester

Traditional rinse extraction, otherwise known as steam cleaning is the final step in the process which also offers the deepest level of clean and sanitisation. As you can see from the image above where the rug is halfway through the rinse extraction process, the dirt is efficiently and effectively lifted from the pile, leaving the rug not only visibly cleaner but sanitised throughout.

Once cleaned, the rugs are then left to dry. Where possible, we try to leave these in locations such as over chairs or bannisters to increase the air flow to the surface area to aid in thorough and quick drying. With larger rugs we advise on hiring an air mover to assist in drying the rug as efficiently as possible.

Upholstery and rug cleaning in Gloucestershire

The sofas in this property were also given the Green Man deep cleaning process to remove soiling, odour and staining caused by the fire and the extinguishing process.

As you can see the cushions here have also been left propped to encourage air flow around for an even and speedy dry.

Gloucestershire rug cleaning
Upholstery and rug cleaning in Gloucester

As you can see from the images, the rugs and sofas are looking fresh and rejuvenated. You can see from the waste water image the amount of soiling that was being held in these items. The owners can now rest assured their furniture and rugs are clean and sanitised and are left more resistant to future staining as part of the process.

Superb clean of Victorian tiled floor in Gloucester

Our Gloucester based technician, Pete, visited a potential customer last month to survey their Victorian tiled hallway which they advised was looking discoloured. Conducting a survey allows us to determine the condition/specific condition of your floor, which involves assessing the type of floor & grout you have, we can also carry out a test clean & strip if needed & apply finishing seals to help you decide which type of finish you would prefer.

Following on from the successful & informative survey, Pete returned to the property last week to carry out the clean.

The first step was to start stripping the existing topical seal, unfortunately there were many layers which made this a very time consuming part of the process.

Stripping of Tiled Floor in Gloucester
Stripping of Tiled Floor in Gloucester

Once the remaining seal has been stripped from the tiles, the area is thoroughly swept & all debris is removed. Now that the floor is prepared, the cleaning begins! Pete applied an eco-friendly tile specific cleaning solution to breakdown old deposits of soiling & ingrained layers of detergent which have accumulated in the grout lines & flaws of the tiles. The solution is applied using a rotary machine to ensure the floor is scrubbed thoroughly.

The next step of the process is to extract all the resulting slurry which the rotary machine has created. The floor is then cleaned & rinsed again using pure water only & is then left to dry ready to return the following day for sealing.

The photo on the right is how the floor was looking at the end of the first day following all the above steps.

Hard floor tile cleaning
Hard floor tile cleaning

When returning the following day, the floor is completely dry & ready for sealing. First, we applied a coat of impregnated seal which penetrates the surface to protect against water & soiling from entering the tiles.

The final part of the process is to apply the seal that the customer has chosen, in this case it was a gloss seal. After the first coat has been applied, this is allowed to dry before applying further coats.

Applying the right type of seal not only improves the overall appearance of your floor but also protects against scuffs & spillages.

You can see from the images opposite & below that the tiles have not only been cleaned but the colours enhanced. Fantastic results by Pete that really help make a striking entrance to this customers house.

Earlier this month, Pete was back in Slimbridge to carry out another domestic clean. This time there were some carpets and runners in need of the Green Man cleaning process.

Professional rug cleaning in Slimbridge

Pete had already been to this property to conduct an in depth survey, so we knew exactly what was required and could get straight to work. The first stage of the Green Man cleaning process is to thoroughly vacuum using a professional vacuum cleaner to remove all the loose dirt and soil from the carpets and runners.

Once the stains have been addressed, Pete could move on to using the rotary agitator to work an environmentally friendly cleaning solution into the fibres to ensure a deep down clean and to remove any embedded dirt. The last step in the process is traditional rinse extraction, also known as steam cleaning. Rinse extraction ensures that the carpets are hygienic and bacteria is addressed. Bacteria can cause odours so removing this is not only crucial ensuring carpets are clean but are odour free and fresh.

Domestic carpet, rug and upholstery cleaning in Slimbridge with outstanding results.

Slimbridge, Gloucestershire was the location for a mixture of work for Pete this week. This customer had some carpets and rugs, as well as some upholstery that they wanted to have professionally deep cleaned.

Carpet cleaning in Gloucestershire

Pete had already visited this property to survey the items and discuss the customers requirements so after an initial walk around to check everything over it was time to get set up and get to work.

This customer had two rugs that needed the Green Man treatment.

Pete started by pretesting the rugs. Dye migration can be a particular issue with rugs so our trained technicians always pretest to ensure the rugs are able to be cleaned safely.

Once it has been established that the rug is suitable for cleaning Pete thoroughly vacuumed the rugs.

After treating any spots and stains and applying an eco sanitising pre-spray, the agitator is then used to ensure any debris trapped down in the fibres is removed.

A full rinse extraction is then performed to complete the process.

Once the rugs were left to dry it was time to tackle the upholstery. There were two upholstery items to be cleaned initially, however after the initial pretest Pete discovered that one of them did not respond well. This meant that had Pete proceeded with the clean, or not done the pretest, the fabric could have been damaged in the process.

At Green Man we care about your property, we always pretest items and we will not proceed if we feel there is a risk of damage to any of your items. We will always take our time to make sure we are thorough and make sure our technicians knowledge and skills are top notch.

Pete then gave the carpeted areas the full Green Man treatment, whilst enjoying this stunning view!

This customer can now be confident that their carpets, upholstery and rugs have been deep cleaned and sanitised. They are now more hygienic and more resistant to staining as part of the process.

2 outstanding carpet repairs in Gloucestershire.

Jon has been busy recently working in Gloucestershire on some carpets in desperate need of some repair. We love repairs here at Green Man as it means it is saving a carpet from landfill and getting people more for their money!

Repairs are technically challenging and we need to assess them all on their own merit. We will always ask you to send us images of the damage so we can assess the likelihood of a successful repair and offer you a quote.

Carpet repair in Gloucester

This repair in Longford, Gloucester was an unusual one, a hairdryer had been used to dry some trainers and then the trainers were placed onto the floor.

As you can see they left a rather prominent burn mark, there was no option for this other than a repair.

Jon got to work removing the old section of burnt carpet and preparing the donor carpet. The donor carpet is what is used to replace the damaged area, it can be an offcut or we can take carpet from an out of the way area such as a cupboard.

Here you can see the completed repair next to the old damaged trainer burnt section. This customer preferred to vacuum themselves, usually this is something we will do for you as part of the repair.

Donor carpet can often vary slightly in colour when first placed down, this is due to the UV light changing the colour of the original carpet and wear and tear. Over time, the repair will become even less visible and will blend in.

The next repair was in Cirencester and Jon had this beautiful boy keeping him company!

The repair this time was needed to a damaged stair. The image on the right shows that Jon took the donor carpet from inside a cupboard to fix this damage.

The repair has been completed and is looking wonderful. It has saved the customer having to replace the whole stairs carpet, saving them money and preventing a decent carpet ending up in landfill well before it is ready to.

Excellent domestic flood restoration in Cinderford, Gloucestershire.

A flood in your home can be devastating, and is certainly something you want to get addressed as soon as possible. Prior to Christmas, Pete was called to this domestic property in Cinderford to address an escape of clean water in a living room that had soaked the carpets.

After an initial survey to assess the extent of the flooding and damage, a quotation and drying plan was agreed to restore this lounge to its best.

In this instance, the carpet and the underlay both needed to be lifted to ensure the flooring could dry out fully. Both an industrial air mover and dehumidifier were installed to ensure the property dries out thoroughly before everything can be reinstated. Once as much water had been removed as possible from the carpets and flooring, the carpets were ready to be thoroughly cleaned and replaced. An anti-microbial is also applied to address any bacteria that may be present due to the increased humidity in the environment.

Fortunately, in this instance, the water that had caused the flood was clean water. In the unfortunate circumstance that the water is contaminated this can require evacuation of the property followed by appropriate decontamination services.

Each flood requires a unique approach to address each individual issue, however our usual process is as follows;

  • Remove standing water & extract water from saturated, recoverable soft furnishings
  • Remove any materials that may inhibit effective drying (obtaining clear consent from either yourself or your loss adjustor where these may be objects of either sentimental or financial value)
  • Disinfect any contaminated areas
  • Install drying equipment (air-movers, dehumidifiers etc.) to begin effective drying
  • Monitor the drying process & make adjustments, if needed
  • Communicate clearly & honestly with you/ your loss adjustor throughout the process
  • Determine that your home/premises have returned to their pre-loss condition, remove our equipment & professionally clean any affected soft furnishings

To read more about our flood restoration process, you can read more here.

In this instance, the flood was addressed and the lounge was back in working order in time for Christmas. This family can now relax in their home, knowing it is clean with no hidden moisture and bacteria that could be causing further problems in the home.

If you have an enquiry about carpet, hard floor or upholstery cleaning, or our flood or decontamination services, please feel to get in touch with our team using the button below. We are always happy to help and advise.
